Attention Maricopa County property owners!! Be on the lookout for the Maricopa County Assessor’s 2017 Notice of Value. Most were mailed on February 19, 2016. You have 60 days to file a direct appeal to the Assessor from the date the Notice of Value was mailed. In Maricopa County, April 19 is the deadline to appeal the Maricopa County Assessor’s assignment of property value to your home for 2017 directly to the Assessor.
Once again, like last year, we have seen a rise in the Assessor’s overvaluations of some of our clients’ properties resulting in increased property taxes on their homes. While you do have the right to an appeal, we recommend appealing only if you are able to obtain an appraisal that shows that the values are overinflated. Based upon our experience from last year in handling many clients’ appeals, broker price opinions while normally good evidence in a court of law; submission of comparable properties without an appraisal, mostly have been rejected by the Assessor and the State Board of Equalization. An appraisal of a 2,500 square foot home will cost approximately $350. The price may be more or less depending on the square footage of the home and location.
